How often do you find a buyer during that pre-market phase, so you don't need to list it?

It's changed a lot in recent years. During the pandemic, the market was hot, and listings were low while interest was high. I sold about 50% of my listings at that stage. Now, with the market tougher, more advertisements are needed. Today, maybe 10% to 20% sell before listing on Hemnet. Usually, these are unique or very attractive properties. The market is quite tough right now.

When working with a seller and choosing a package on Hemnet, could you walk us through the different packages available and what influences your decision?

I recommend all my sellers to choose the Premium package to ensure they have the same opportunities as others to stay on top and secure the best spot on the website. Max was introduced a few months ago, but I haven't fully understood its value yet. It's expensive, and sellers don't see its worth compared to Premium. As for Plus, the middle package, it's essentially a Basic ad with a larger picture and a lower renewal price, but it lacks Premium features. Most of my listings are Premium to ensure we have the same opportunity to renew the listing. Previously, without different packages, everyone had the same playing field. Now, you need Premium to secure a good spot on the website.
