How difficult and expensive is it to start a new facility like this? If Johns Manville decided to become more aggressive and increase production, what would the time frame and cost look like? Are we talking about a 10-year timeline or a cost of $100 million, $500 million, or $1 billion?

You could establish a TPO facility running a couple hundred million square feet, state of the art, for probably $60 to $75 million. It's not that expensive in terms of scale. Setting up an EPDM facility would be less advisable due to the theoretical overcapacity in the market and its lack of growth. You'd likely spend the same amount for a relatively small EPDM facility. Many of us have added new TPO lines over the last 10 years. I know Carlisle has announced another line in Texas, which I believe is public information. Everyone has been building TPO capacity, and I would suggest there's currently an overcapacity for TPO in North America based on supply and demand. However, looking at growth over the next three to five years, I think the capacity demand will catch up.
