I'd say AppFolio for sure. We had one Yardi client make the move to AppFolio, and we helped them with that transition. They asked us to do a gap analysis for them. They were considering a couple of other systems as well. Before we even finished the gap analysis, they decided to switch. It was interesting.

Part of it was pricing. Yardi was becoming very expensive for them. It was a smaller company, and as we were doing the gap analysis, they determined that AppFolio was close enough to meet their needs. They had also hired a new director of property management who knew and liked AppFolio. So they made the switch. A lot of companies will do that quickly and then realize it doesn't meet all their needs. Fortunately, this company didn't have that problem.

We had another larger company seriously considering moving to AppFolio. They attended the conference when AppFolio was first releasing all the AI features and got excited about integrating ChatGPT into their platform. They asked for a gap analysis, but eventually decided it was too much trouble and chose to stay with Yardi. It takes about 10 years for a company to forget how painful these implementations can be, as they require a lot of time, work, and learning on a new system, as well as training large groups of people, both in accounting and consulting.
